Why early spring could be the optimum time to go to market

The spring property market is here and expected to bring an influx of listings as vendors look to capitalise on buoyant price growth and strong buyer demand.

“It is the best way to achieve a premium price as you have buyers competing for the property, there is a sense of urgency because it happens within a set time frame,” she said.

“Whereas with private treaty sales if the price achieved is well over the market, the valuation can fall short and the sale can fall over. Emotion also plays a part because people develop a strong personal connection and this can drive the bidding and sale price.”

“There are a lot of buyers looking for space, they want to be out of the congestion and this is one of the biggest attractions to living in this part of Sydney,” Ms Lumby said.

“The opening of the extended Metro line is also driving enquiries as it offers families the best of both worlds.
